Based on the status quo analysis of energy efficiency renovation for existing residential buildings in the northern heating areas, analyses the harm and influence of externalities with economic method and theory. By studying economic incentive mechanisms of energy efficiency renovation, proposes economic incentive scheme phased and faced to different principal parties.
